Where do you want to watch the sunset tonight? From your west facing terrace? Or from Tempelhofer Feld at the end of the street?
This three room apartment is in a fantastic location and was built into the roof of a classic Berlin Altbau in 1998.
The highlight is a large 43 m² open living/dining/kitchen area with fully-fitted kitchen. This room is flooded with light and opens onto the 6 m² west-south-west facing terrace. The terrace also has a retractable rain cover so you can sit outside in drizzly weather.
The large 11 m² bathroom has two doors and can be accessed both from the first bedroom (so as an en suit bathroom) and also from the hallway. The bathroom has a corner bath and also a separate shower unit. There is a window in the bathroom for natural light and ventilation.
The adjacent 17 m² main bedroom is quiet and faces the inner courtyard.
The 14 m² second bedroom has a very small balcony, suitable for standing on to get some early morning sun rays. This room is also ideal for use as an office, studio, etc.!
As well as having a very large storage room in the cellar, there is a small storage room inside the apartment itself.
The apartment has its own thermostat-controlled gas boiler for heating (Gasetagenheizung). This means full control over your apartment’s heating all-year-round. It also means cooking with gas! A rare pleasure in Berlin.
The ceiling height is around 280 cm on average. There are down lights in the ceilings of all rooms.
The windows in the living room, kitchen and bedroom have shutters.
There is a video intercom system.
The apartment has just been refurbished (September 2019): Walls and ceilings painted, wooden floors sanded and varnished, terrace decking cleaned, etc. So you can move straight in!
