What are the additional costs of buying a property in Berlin?

As well as the purchase price of the property, the following addition costs of buying a property in Berlin should be taken into account:

1. Property purchase tax

In Berlin this amount is 6% of the purchase price.

2. Notary fee

This amounts to approximately 1,5% of the purchase price. It is a tiny bit more if the notary also has to handle your mortgage.

3. Estate agent commission

Since the end of 2020 sales commission in Germany has been newly regulated.
It is now not permitted that the buyer pays more commission to the real estate agent than the seller.
In many cases the buyer will now pay 3% plus VAT. In some cases all of the commission will be charged to the seller and thus commission free for the buyer.

In some cases there can be additional (relatively small) costs, such as for the preparation of an English version of the purchase contract.
